In general, in Kyiv during this period, average prices increased by 7.0% from 1,690.9 $/m2 in January 2021 to 1,809.8 $/m2 in June 2021.

The most expensive cost of apartments was recorded in the central districts of the capital: in Pechersk the average price was 3065.5 $/m2, in Holosiivskyi - 1810.5 $/m2, in Shevchenkivskyi - 1622.1 $/m2.

The number of apartments for sale in Kyiv ranged from 23 thousand to 38.5 thousand per month with a total area of ​​1.9 million - 3.1 million m2.

Lviv

Since the beginning of the year, the average cost of apartments in Lviv has increased by 7.2%: from 994.6 $/m2 in January 2021 to 1,066.0 $/m2 in June.

Thus, the average prices on the secondary market of apartments in Lviv during January-June 2021 fluctuated in the range of 994.6 $/m2 - 1,066.0 $/m2. The median prices for this period were 925.9 $/m2 - 985.5 $/m2.

The most expensive cost of apartments is recorded in the following areas of the city: in Halytskyi - 1281.2 $/m2, Frankivsk - 1,067.2 $/m2, Lychakivskyi - 1,046.8 $/m2.
The number of apartments for sale in Lviv was 6.5 thousand - 8.7 thousand per month, with a total area of ​​0,4 million - 0,5 million m2.

Odessa

The range of average prices on the secondary market of apartments in Odessa during January-June 2021 amounted to 936.4 $/m2 - 996.6 $/m2. The median prices for this period were in the range of 845.7 $/m2 - 902.6 $/m2.

During the period from January to June 2021, the cost of housing on the secondary market of the Dnipro increased by an average of 7.0%: from 843.5 $/m2 in January 2021 to 902.5 $/m2 in June. From the beginning of the year, the average cost of housing on the secondary housing market in Kharkiv increased by 9.2%: from 790.2 $/m2 in January 2021 to 862.9 $/m2 in June 2021.

Average prices on the secondary market of apartments in Kharkiv during January-June 2021 fluctuated in the range of 776.3 $/m2 - 862.9 $/m2. The median prices for this period were in the range of 692.3 $/m2 - 785.7 $/m2.

The most expensive apartments were observed in Shevchenkivskyi (1074.2 $/m2), Novobavarskyi (1058.9 $/m2) and Osnovyanskyi (864.9 $/m2) districts of the city.
The number of apartments for sale in Kharkiv was 19.5 thousand - 31.4 thousand per month, with a total area of ​​0.9 million - 1.7 million m2.

Yuriy Pita, President of the Association of Realtors (Realtors) of Ukraine, stressed that during the first half of the year there was a growing trend in the cost of housing in cities with a population of millions.

"During the current year, there is a concentration of financial resources in large cities, which may indicate both the strengthening of migration processes - the outflow of able-bodied citizens from the province, and the investment attractiveness of housing in large cities," - said the expert.

He noted that, in contrast to the primary market, where the average monthly cost increase per m2 is about 3-3.5% in hryvnia (2% in dollar terms), the cost of apartments in the secondary market of Ukraine remains quite predictable.

"In 2021, the dynamics of growth in the cost of housing on the secondary market in the largest cities of Ukraine is almost 1.5-2 times lower than in the primary market," he said. At the same time, according to the expert, the cost of housing on the secondary market has almost reached its peak, due to inflation and purchasing power.

In the autumn, the cost of apartments on the secondary market in dollar terms in the largest cities of the country may increase by another 2-3% (hryvnia fluctuations may be more noticeable: 5-7%). However, much will depend on the general economic situation in the country, which significantly affects the level of demand, "- said Yuri Pita.

In turn, Volodymyr Shalayev, CEO of the Uvecon group of companies, believes that the "resource" of demand is almost exhausted, as the "pandemic boom" in housing is declining. Thus, according to him, 50-55% of all acquisitions on the secondary market are related to the previous sale of owned real estate (mainly apartments and land), about 40-45% - are investment acquisitions to preserve and increase in wealth.

"Currently, most of the transactions on the secondary market are aimed at improving housing conditions or are carried out in order to save money," - said the expert.
According to him, the autumn is expected to recover in the secondary housing market: during September-October, demand may increase by 10-12%. At the same time, as the expert pointed out, supply and demand will be balanced, which will restrain the rapid growth of housing costs.

“Without the development of a full-fledged mortgage, without increasing the income of citizens, we should not expect that the number of real buyers will exceed the available offer. That is why in the coming months - from September to December 2021 - we should not expect any significant price changes in the secondary housing market, "- summed up Vladimir Shalayev.
