This was stated by Oleksandr Korobko, Uvekon's business development partner, based on a survey conducted by Uvecon GIS.

He emphasized that as of the beginning of July, the average cost of private estates in Ukraine was 474.7 $/m2. If in March 2021 the average prices increased by 5.6% to 496.1 $/m2, in June the value of private estates decreased by an average of 4.8% to 474.7 $/m2”, said the expert.

Oleksandr Korobko pointed out that more than 65% of the total supply falls on households with an area of ​​up to 100 m2, about 45% on houses with an area of ​​100 m2 to 300 m2 and less than 5% on large houses with an area of ​​300 m2 to 600 m2.
The expert also spoke about the level of average prices depending on the region. Thus, the lowest cost of private houses was recorded in Ternopil region - 278.5 $/m2. The most expensive houses were offered in Kyiv and the nearest suburbs with an average price of $ 1379 per m2.

Among the largest Ukrainian cities, the most expensive houses are offered in Odessa with an average cost of 992.2 $/m2, in Kharkiv - 737.4 $/m2, in Lviv - 797.1 $/m2.
In some other cities the price situation is as follows: in Vinnytsia private houses cost on average 590.7 $/m2, Kherson - 582.7 $/m2, Chernivtsi - 553.7 $/m2, Dnipro - 539.8 $/m2, Poltava - 518.8 $/m2, Ivano-Frankivsk - 495.9 $/m2, Zaporizhia - 492.6 $/m2, Lutsk - 475 $/m2 and Ternopil - 413.3 $/m2.

In general, in these regions (including regional centers) the price situation is as follows:

  • Volyn region - 310.8 $/m2,
  • Dnipropetrovsk region - 345.4 $/m2,
  • Zaporozhye region - 323.9 $/m2,
  • Ivano-Frankivsk region - 391.9 $/m2,
  • Lviv region - 422.6 $/m2,
  • Odessa region - 690.4 $/m2,
  • Poltava region - 313.2 $/m2,
  • Kharkiv region - 442.3 $/m2,
  • Kherson region - 437.5 $/m2,
  • Chernivtsi region - 390.2 $/m2.

In turn, Volodymyr Shalayev, CEO of the Uvecon group of companies, believes that the segment of private homes is almost at peak price indicators that meet effective demand.

“The study shows that the value of private homes, regardless of their area or region, is almost at peak prices. Demand and supply for private homes are quite balanced, there is no excitement in the market, "said the expert.
He stressed that pricing for private homes across the country has the same trends.
“For example, in March on the eve of the lockdown, an increase in value was observed for all types of houses. Similarly, the June decline in prices occurred in all segments of households, "- said the expert.
According to his forecast, the price dynamics may be felt in September-October, when the active season begins. However, it is likely that at the end of December the price may fall slightly, returning to June.

"While maintaining relative economic and epidemic stability, the cost of private homes at the end of the year may remain constant with slight fluctuations depending on the region, location, area, convenient transportation, quality of communications and more. The greatest demand is expected for small houses up to 100-150 m2, respectively, the cost of large houses on all grounds will slowly decline. From September to December 2021, price fluctuations are unlikely to exceed 2-3%. In the next 3-6 months, a sharp rise in prices in the segment of private homes is unlikely, "- summed up Vladimir Shalayev.

The Uvecon GIS study covers all regions of the country (except the Republic of Crimea and parts of the occupied territories of Donetsk and Luhansk oblasts). Data are collected for the period from January to June 2021 inclusive (based on published sales announcements). The average monthly number of households for sale is 49 979 with an area of ​​80 m2 to over 600 m2.

Note: households within the regional center are included in the statistics of the regional center (for example, Kharkiv). Houses located outside the regional center are represented in the indicator of the region (for example, Kharkiv region).
