On December 9, 2019, interactive tools expanded. A set of indicators characterizing the state of the property market and are automatically computed with GIS capabilities "UVECON" included "the capitalization Rate".
The value of the capitalization rate is calculated using the market extraction method. The input data to build the analysis model is "clusters" geography, type, functional purpose and dimension of a real estate data array of ads for the sale and rental of facilities. The calculation algorithm based on the construction of the various series and involves the application of corrective coefficients: "drift rates", "trade", "filling".
The size of the "capitalization rate" is calculated for segments such as "second homes", "office", "commercial" and "industrial-warehouse real estate, in terms of its dimension and geographical location.
Aggregation is increased in 4 scale levels of territorial division of Ukraine. The lowest level of aggregation is the territory of village councils, the highest - level regions of Ukraine and Kyiv city.
The settlement period is a quarter. The number of pairs of objects that participate in the quarterly calculation, an average of 200 thousand pieces.
Visualization of information in the structure of the interactive report is implemented through the display of the calculated parameters in a multi-level map and in tabular form.
A set of calculated data contains minimum, maximum, average bet size and the value of standard deviation for each sub-segment, dimensions and selected geographic "ground".
The user's interactive report has the ability to export data in formats such as pdf and MS Excel.
