For correct comparison of the estimated object with the selected objects of comparison, the algorithm of the user module provides for the procedure of adjustments of the cost of similar facilities on the appropriate coefficients that reflect the impact of the pricing characteristics of real estate objects will be compared for their cost. The list of criteria, which take part in calculations, determined by analysis of the GIS database "UVECON" and adopted for use as the "most influential" on the current state of the market.

Entering data on the pricing characteristics of real estate objects is carried out automatically or manually, in case if the Declaration – the primary source of information about the object does not contain the necessary index.

The user module has the right to apply for adjustments to the cost of analogs for all of the proposed system criteria, or only some of them.

In case of refusal from the use of pricing adjustments on certain criteria, the user can leave the default value "Unknown" in this case applies a correction factor equal to 1, multiplication by which will not in any way affect the size of the overall correction coefficient. The size correction coefficient for each pricing factor may be selected by the user or by the application of appropriate coefficients GIS "UVECON".
