Your attention is invited to the analysis of the state of the real estate market of the city of Nikolaev in the segments of residential and nonresidential real estate and land plots for individual housing construction in the 2 quarter of 2024.
The basis for calculating the price indices of real estate market is the array of data that is accumulated, structured, and aggregated waldeman means geographic information system "UVECON". Source of information are data from the ads of the physical, technical and cost characteristics of real estate objects, which are automatically collected from more than 130 sites of agencies. Updating is carried out not less often than once a month.
Construction of statistical models for calculating value and other indicators present in this review, visualization of charts, diagrams and tables is carried out by applying to a GIS database "UVECON" tool end-to-end Analytics with Microsoft Power BI.
The report displays the values of city real estate market is in USD per square meter (hundred to land). Aggregated information for the quarter and are presented in the context of market segments, the dimensions of the features, the type of transaction (sale, rental), territorial units (administrative districts, village and settlement councils), which are part of the city Council according to OKVED (National classifier of administrative territorial structure of Ukraine). In addition, we offer current data averages of the coefficients of bargaining, terms of market exposure and capitalization rates calculated for segments of the market of territorial units which were studied.
