Warehouse real estate. Classification. Warehouses B, C, D class

As mentioned in the first part of the article at the moment, Ukraine has no officially approved document, which would be classified warehouses. Therefore, the classifiers will help in poroton operators of the real estate market, appraisers, and designers.
Continue acquaintance with the classification of warehouse premises offered by companies Knight Frank and Swiss Realty Group.
Consider the characteristics of the warehouses of B+, b, C, D class used by Knight Frank.

Grade B+
Single-storey warehouse building, preferably rectangular shape, which is constructed or reconstructed.
  1. The area of land development warehouse 45-55%.
  2. Smooth concrete floor with anti-dust coating that can withstand a load of at least 5 t/sqm, at "+" 1.2 m.
  3. Height of room not less than 8 m.
  4. The temperature is regulated.
  5. The presence of the fire alarm system and automatic fire extinguishing system.
  6. A sufficient number of automatic gate dock type (dock shelters) with loading and unloading platforms, a working height of which is regulated (dock levelers).
  7. System ohranno alarm and CCTV.
  8. Ventilation system.
  9. The presence of sites for maneuvering of heavy vehicles.
  10. The office premises in the warehouse.
  11. The presence of dopamine premises in the building (toilets, showers, utility rooms, locker rooms for personnel).
  12. Fiber optic telecommunications.
  13. Fenced, undeveloped area, which has round the clock security and lighting.
  14. Located close to major highways.

Desirable but not essential:
  1. Professional content management system warehouse complex.
  2. Experienced developer, who implements the project.
  3. A system of accounting and control employee access.
  4. Autonomous power substation and a heating unit.
  5. The access railway track.

Class B
Single, multi-storey warehouse building, preferably rectangular shape, which is constructed or reconstructed.
  1. In the case of multi-storey buildings – the availability of sufficient cargo lftb/lifts with capacity of 3 tons.
  2. Height of room not less than 6 m.
  3. Floor - asphalt or concrete without coating.
  4. Heating.
  5. Fire alarm and sprinkler system.
  6. A ramp for unloading vehicles.
  7. Availability of areas for Parking and maneuvering of trucks.
  8. Security around the perimeter.
  9. Telecommunic.
  10. Burglar alarm systems and CCTV.
  11. The presence of the auxiliary space in the warehouse.

Desirable but not essential:
  1. Ventilation system. Office space in the warehouse.
  2. A system of accounting and control employee access.
  3. Autonomous power substation and a heating unit.
  4. The access railway track.

Class C
Major production facility or heat-insulated hangar.
Room height not less than 4 m.
Floor - asphalt or concrete without coating.

Desirable but not essential:
  1. In the case of multi-storey buildings-freight elevators/lifts.
  2. The gate at zero.
  3. Availability of areas for Parking and maneuvering of trucks.
  4. Ventilation system.
  5. Heating.
  6. Office space in the warehouse.
  7. Fire alarm and sprinkler system.
  8. A ramp for unloading vehicles.
  9. Security around the perimeter.
  10. Telecommunications.
  11. The presence of the auxiliary space in the warehouse.
  12. The access railway track.

Class D
Basement or object of civil defense, industrial premises that are not heated or hangars.

Desirable but not essential:
  1. Availability of areas for Parking and maneuvering of trucks.
  2. Fire alarm and sprinkler system.
  3. Ventilation system.
  4. Telecommunicat.
  5. Security around the perimeter.
  6. The access railway track.

Consider the characteristics of storehouses B1, B2, C1, C2, D class, used by the company Swiss Realty Group.

Class B1
The warehouse, built before the so-called perestroika, in accordance with Soviet standards. Rooms require some minor additional investments and changes to implement warehouse activities, such as: changing flooring, the installation of modern security systems and other ustanovenia.
  1. The construction years - 1970-1980.
  2. Capital one - or multi-storey building and such that is based on reinforced concrete design.
  3. Central heating or boiler house.
  4. Room height – 6-9 m.
  5. Concrete floors (concrete screed or concrete slab).
  6. Fire alarm and fire hydrants/hoses.
  7. Indoor ramp or a ramp for loading/unloading of transport.

Class B2
Warehouse, which is built after 1990, the year that does not match 2-3 parameters inherent in the warehouses of class A: insufficient number of gates, the inconvenience of access roads and the like.

Class C1
The premises, previously used as industrial, taxi fleets, and carpool, which is functionally not adapted for handling of goods at warehouses that require significant building modifications and technical re-equipment, namely: construction of additional gates, the construction of a ramp/ramps, replacement of energy inefficient glazing on the main walls, upgrade flooring and heating systems and fire extinguishing systems. In most cases, it is necessary to remove obsolete equipment.
  1. The construction years - 1950-1990.
  2. Capital one - or multi-storey building and such that is based on reinforced concrete design.
  3. Room height from 7 to 18 meters.
  4. Concrete or asphalt floors.
  5. Fire alarm and firefighting system on the basis of the fire hydrants and hoses.
  6. A small the ratio of gate to the area of the premises, the lack of ramps.
  7. Situated in industrial zones within the city.

Class C2
Old and worn out warehouses of the Soviet period. This class should include most vocationis and distribution of food. Warehouses of this class in most cases do not meet modern fire safety standards, environmental regulations, and requirements relative to turnover and, accordingly, require significant additional investment in repairs and upgrades.
  1. The years of construction 1930-1980.
  2. Capital one - or multi-storey building and such that is based on concrete construction, including high ground floor.
  3. Central heating.
  4. The height of the room from 4-5 meters.
  5. Concrete or asphalt floors.
  6. Indoor/outdoor ramp or ramp for unloading transport.
  7. Situated in industrial zones within the city, including in the Central areas.
  8. Limited to surrounding areas, the limited Parking space and maneuver heavy vehicles.
  9. Outdated security and fire fighting.

Class D
Adapted for warehouses, garages, basements, bomb shelters, hangars without heating, agricultural buildings. Space, which from an economic point of view, it is unprofitable to upgrade or carry out the reconstruction. In the long run, these buildings are more profitable to demolish and build facilities in accordance with the principles of the most efficient use of land.

Nabijem time, the Ukrainian developers of the planned significant increase in retail space as in the Kyiv region and regional centers. There is a technical modernization of production capacities, highly developed agriculture.
