Continuing the theme begun in the previous publication. Summing up the first half of the year, it should be noted that the market of trading real estate of Kyiv is the largest in the country, so consider the situation at the capital market.
According to CBRE, in the first quarter of 2019 Prime rate to lease space in the best shopping centers of the capital is in the range - 80-110 $/sq. m.
At the same time, Colliers International Ukraine reports that the highest rate of rent of the section of 100-200 sqm in the most successful shopping centers in Kiev for the first quarter of this year amounted to 80 $/sq. m. Watching the dynamics of this indicator in 2015, it should be noted its growth. Consider the information at the end of the relevant year. 2015 – 57 $/sq. m 2016 – 65 $/sq. m, 2017 – 72 $/sq m, 2018 – 75 $/sq. m. rental Growth comes amid increasing retail space on a 23 thousand square meters for the first quarter of 2019 and the 260 thousand square meters for the period from 2015.
The conclusion is more than obvious – the market requires additional retail space.
An interesting indicator of the state of the real estate market of any metropolis is a rental rate on the main shopping street. The capital is Khreshchatyk Passazh. In the first quarter for this area of the capital, the indicator amounted to 83 $/sq. m. And the dynamics by years as follows: 2015 – 75 $/sq. m 2016 – 80 $/sq. m, 2017 – 83 $/sq m, 2018 – 83 $/sq. m (the values are given at the end of the year).
Now in Kiev it is possible to observe a boom of building of shopping and entertainment centers. At different stages of construction are 44 projects with a total area of approximately 1.3 million sq m. Most of them will be implemented before the end of 2020. This situation will undoubtedly affect rental rates. The real estate market of the capital will be filled with retail space and a major retail development will go to the regions.
