From 2018 to 2020, the average cost of housing in the secondary market of Ukraine increased by 11.9% - the results of a study by GIS "Uvekon"

From 2018 to 2020, the average cost of housing on the secondary market of Ukraine increased by 11.9% to 856.1 dollars / m2. During this period, 1-bedroom apartments in dollar terms rose in price by 14.8%, 2-bedroom apartments - by 10.8%, 3-bedroom apartments - by 11.4%, 4-bedroom apartments - by 10.5%.

This is stated in the study "The cost of housing in the secondary market of Ukraine in 2018-2020", conducted by the Geoinformation portal "Uvekon".

Thus, according to the results of the study, in Vinnytsia region, the average cost of housing on the secondary market during 2018-2020 increased by 23.5% to 715.6 dollars / m2. During this period, 1-bedroom apartments increased by an average of 26.1%, 2-bedroom - by 22.8%, 3-bedroom - by 20.7%, 4-bedroom - by 15.8%.


In the Volyn region, the average cost of housing increased by 17.1% to 582.6 dollars / m2. 1-room apartments increased on average by 23.4%, 2-room apartments - by 13.6%, 3-room apartments - by 15.3%, 4-room apartments - by 11.9%.


In the Dnipropetrovsk region, the average cost of housing on the secondary market increased by 18.9% to 625 dollars / m2. During this period, 1-bedroom apartments increased by an average of 26.2%, 2-bedroom - by 20%, 3-bedroom - by 16.3%, 4-bedroom - by 7.3%.


In the Donetsk region, the average cost of housing on the secondary market increased by 6.8% to 319.8 dollars / m2. 1-room apartments increased on average by 8.5%, 2-room apartments - by 7.8%, 3-room apartments - by 5.8%, 4-room apartments - by 2.1%.


In the Zhytomyr region, the average cost of housing increased by 12.9% to 715.6 dollars / m2. During this period, 1-bedroom apartments increased by an average of 18.6%, 2-bedroom apartments - by 13.6%, 3-bedroom apartments - by 8.6%, 4-bedroom apartments - by 9.6%.


In the Zakarpattia region, the average cost of housing on the secondary market increased by 18.8% to 715.6 dollars / m2. 1-room apartments increased on average by 23.9%, 2-room apartments - by 19.2%, 3-room apartments - by 14.6%, 4-room apartments - by 7%.


In the Zaporizhia region, the average cost of housing on the secondary market increased by 14.2% to 715.6 dollars / m2. During this period, 1-bedroom apartments increased by an average of 17.5%, 2-bedroom - by 14.4%, 3-bedroom - by 13.5%, 4-bedroom - by 8.3%.


In Ivano-Frankivsk region, the average cost of housing on the secondary market increased by 2.4% to 475.2 dollars / m2. During 2018-2020, 1-bedroom apartments increased by an average of 1.6%, 2-bedroom apartments - by 3.4%, 3-bedroom apartments - by 1.4%, 4-bedroom apartments - by 5.2%.


In the Kyiv region, the average cost of housing on the secondary market increased by 20.2% to 716.7 dollars / m2. During this period, 1-bedroom apartments increased by an average of 21.1%, 2-bedroom apartments - by 22.2%, 3-bedroom apartments - by 13.8%, 4-bedroom apartments - by 9.1%.

In the Kirovohrad region, the average cost of housing on the secondary market increased by 12.8% to 7.6 USD / m2. The average prices for 4-room apartments increased the most during this period - 19.1%. 1-room apartments increased in price by an average of 13.1%, 2-room apartments - by 14.3%, 3-room apartments - by 9.5%, 4-room apartments - by 19.1%.

In Luhansk region, the average cost of housing on the secondary market increased by 1% to $ 245.2 / m2. During this period, the cost of 1-bedroom apartments has not changed - recorded an increase of 0.1% on average, 2-bedroom apartments increased in price by 2.2%, 3-bedroom apartments - fell by 0.2%, the cost of 4-bedroom apartments increased at 1.4%.


In the Lviv region, the average cost of housing on the secondary market increased by 4% to $ 842.8 / m2. During this period, 1-bedroom apartments increased by an average of 8.6%, 2-bedroom apartments - by 5.2%, 3-bedroom apartments - by 1.1%, and 4-bedroom apartments fell by 2.3%.


In the Nikolaev region the average cost of housing in the secondary market increased by 7,8% to 572 dollars / m2. The cost of 1-room apartments increased on average by 11.3%, 2-room apartments - by 9.4%, 3-room apartments - by 5.6%, 4-room apartments - by 2.4%.


In Odesa region, the average cost of housing on the secondary market increased by 1.3% to 925.7 USD / m2. The cost of 1-room apartments increased on average by 0.9%, 2-room apartments - by 0.8%, 3-room apartments - by 3%, 4-room apartments - by 1%.


In Poltava region, the average cost of housing on the secondary market increased by 13.3% to 579.6 dollars / m2. During this period, 1-bedroom apartments increased by an average of 26.1%, 2-bedroom - by 14.5%, 3-bedroom - by 8.7% 4-bedroom - by 3.5%.


In Rivne region, the average cost of housing on the secondary market increased by 19.8% to 638.3 dollars / m2. 1-room apartments increased on average by 24.5%, 2-room apartments - by 19.6%, 3-room apartments - by 13.9% 4-room apartments - by 8.9%.


In Sumy region, the average cost of housing on the secondary market increased by 14.5% to 442.9 dollars / m2. During this period, 1-bedroom apartments increased by an average of 19.1%, 2-bedroom apartments - by 13.8%, 3-bedroom apartments - by 10%, 4-bedroom apartments - by 11.1%.


In Ternopil region, the average cost of housing on the secondary market increased by 5.2% to 613.3 dollars / m2. One-bedroom apartments grew by an average of 6.1%, two-bedroom apartments - by 5.7%, 3-bedroom apartments - by 4.5%, 4-bedroom apartments - by 4.4%.


In the Kharkiv region, the average cost of housing on the secondary market increased by 9.5% to 737.3 dollars / m2. During this period, 1-bedroom apartments increased by an average of 10.6%, 2-bedroom apartments - by 7.9%, 3-bedroom apartments - by 11.2%, 4-bedroom apartments - by 8.1%.


In the Kherson region, the average cost of housing on the secondary market increased by 6.2% to 611.8 dollars / m2. 1-bedroom apartments increased by an average of 6.3%, 2-bedroom apartments - by 8.7%, 3-bedroom apartments - by 6.5% 4-bedroom apartments fell in price by an average of 0.5%.

In Khmelnytsky region, the average cost of housing on the secondary market increased by 24.1% to 501.9 dollars / m2. During this period, 1-bedroom apartments increased by an average of 31.5%, 2-bedroom apartments - by 22.9%, 3-bedroom apartments - by 16.5%, 4-bedroom apartments - by 12.2%.


In Cherkasy region, the average cost of housing on the secondary market of apartments during 2018-2020 increased by 12.8% to 534.3 dollars / m2. During this period, 1-bedroom apartments increased by an average of 18.1%, 2-bedroom apartments - by 11.8%, 3-bedroom apartments - by 10.3%, 4-bedroom apartments - by 5.9%.


In Chernivtsi region, the average cost of housing on the secondary market increased by 9.5% to 697.7 dollars / m2. 1-room apartments increased on average by 9%, 2-room apartments - by 9.6%, 3-room apartments - by 9.2%, 4-room apartments - by 8.2%.


In the Chernihiv region, the average cost of housing on the secondary market increased by 16.6% to 510.5 dollars / m2. 1-room apartments increased on average by 22.1%, 2-room apartments - by 14.3%, 3-room apartments - by 14.6%, 4-room apartments - by 10.2%.


Volodymyr Shalayev, CEO of Uvecon Group of Companies, commenting on the results of the study, stressed that in most regions of Ukraine, except Luhansk, Donetsk, Ivano-Frankivsk, Kyiv, Kirovohrad, Odesa, Kharkiv, Kherson and Chernivtsi regions, the largest increase in housing costs secondary market recorded in the segment of 1-bedroom apartments.

“Small-sized housing, mostly one-bedroom apartments, is the most attractive segment for home buyers. At the same time in some regions of the country, namely in Ivano-Frankivsk, Kyiv, Odessa, Kharkiv regions, the popularity of 1-bedroom apartments is clearly expressed not in the secondary but in the primary market in regional centers and their environs. The popularity of 1-bedroom apartments in the primary market in the above-mentioned regional centers is 60% of the total number of this type of housing, and in the secondary - about 40%, "- said the expert.

According to his forecasts, by the end of 2021 the cost of housing on the secondary market of Ukraine will increase to 10-15% in dollar terms.
“During 2021, the cost of housing on the secondary market grew by an average of 1.5-2% per month. Thus, starting from 2018, the cost of apartments, depending on the region, will increase by 22-27%, ”Volodymyr Shalayev summed up.
