Geoinformation system of collection, analysis, search and visualization of the price indices of real estate market of Ukraine – GIS "UVECON".

The IT sector is growing rapidly, and is precisely galasiu of economy of Ukraine, which makes a worthy competition to companies in other countries.

On stick sectors of the economy, combined with advanced technologies, a little ahead of reality, but moving in line with global trends, responding to the powerful demands of Ukrainian society to the transparency of economic processes in the country, the group of companies "UVECON" created geoinformation system of collection, analysis, search and visualization of the price indices of real estate market of Ukraine – GIS "UVECON".

GIS "UVECON" is a specialized, problem-oriented system, which embodies a new qualitative approaches in the technology of information processing, the results of which have been used for the provision of quality consulting services, making rational management decisions and fast analysis of regional (local) markets and national real estate markets.

Geographic information system is an interactive work platform for a wide range of professionals in different industries, via the interface web page of the group of companies "UVECON" have the opportunity to work with the databases and analysis results online.

The system allows you to:

• to obtain the most capacious collection of data about objects of real estate;
• possible to specify in detail the data on the value of the property as at the types, classes, and segments, and geographically – to the neighborhoods of large cities, rural councils and communities;
• instantly generate analytical reports of any kind and form, according to reports;
• implement a visually convenient tool for the user data with map information for "Geoportal".

The processed array data is displayed in the WEB interface of the corporate website where information on the average property value by segments, ptsegdist and in the context of 4 scale levels displayed on the map of Ukraine, which is divided on administrative territorial units and polygons whose boundaries are defined on the grounds that there was the type of building and the extent of price zones. For example, the city of Kyiv is divided into 376 residential districts, and the city of Cherkasy into 54 and ect.

Function geocode (binding of geographical coordinates to each object), used in GIS "UVECON", allows you to:

• quickly and efficiently pick up similar to sales (rent) for the studied property;
• at any discrete point in time to determine the range of possible prices for an array of objects of real estate, thereby to carry out a mass reassessment or determine the level of compliance of the collateral property or own fixed assets and market price;
• by applying the method of extrapolation to cover the geographic territory of Ukraine, which do not have data on the cost of real estate sales, data on the cost of similar polygons that have similar characteristics and parameters.

To access the GIS database used in the Internet page of the group of companies "UVECON". Search service provides public use and provides a search of the property on the map, which is placed in the "Geoportal".

And here is the settings interface for GIS "UVECON", namely the implementation of the functional load of the array, or individual user data, their processing, structuring, geocoding, construction of filters, sorting and other data manipulations, including export, are performed in the environment of the account of the user and is implemented as a separate project.

To provide an interface to GIS "UVECON" regarding data loading, processing, visualization and output results, the user is offered the following functional solutions:

• the search service;
• getting access to the interface;
• uploading array data via an appropriate interface in the office of a registered user;
• formation of analytical forms;
• the calculation of the probable cost of the individual property;
• the export data.

Implementation of the search service provides a search of the property and its reflection as geektown label within the district, settlement, rural Council or at a specific address.

Access to the Cabinet is carried out by registration user interface in GIS.

Uploading array data is accessed through the appropriate interface in the office registered and authorized user. The structure of data to be loaded must have been previously agreed upon and given to the template that you are using GIS. The system includes the addition or deletion of data, select the entire array or a certain number of objects through a "friendly" mapping interface uploaded and geocoding data.

Service of the formation of analytical forms is designed to visualize the results of the selection and comparison of loaded and geocoding user data on interesting objects of real estate, which is the most similar in territorial, qualitative and quantitative characteristics of the analogues of properties that accumulate and regularly aktualisierte in GIS "UVECON". The service provides a reflection of how static the data in the GIS and loaded data and the calculated values, the content of which depends on the respective technical specifications with the user.

Database of commercial real estate, which meets on a monthly basis (resumes) and processed in GIS "information" contains an average of 10 thousand objects for sale and about 12 thousand items of rental real estate. The database is structured by pasigmanila real estate (office, retail, industrial and warehouse). Of course, geographic coverage data cover those regions where there is a market (classifieds), that is, most of these Kiev city and regional centers cities of regional and district significance. In the presence of propositi, it may be towns and villages.

The mechanism for the geocoding embedded in GIS "UVECON" providing for the establishment by applying techniques of modeling price geostatistical layer which allows, despite the absence of an active real estate market in certain regions of Ukraine, to determine the likely market value of any property.

Geostatistical modeling involves constructing (modeling) continuous surfaces based on arrays of point data. The basis of the applied GIS method of constructing continuous surfaces based on discrete arrays of spatial data, which are the coordinates of properties selected for comparison, given the procedure of spatial interpolation. Under the interpolation means calculating intermediate values of any quantity value according to its known values. To generate interpolated maps of the property value in the model that is used in geographic information system, has been applied to the set of data objects with information about their spatial position and numerical value of the parameter "price per square meter in these spots."

The calculation of the probable cost of individual listings. Account GIS "UVECON" provides the opportunity to work through a separate interface with the instrument calculate the likely value of the property online with the use of a comparative approach. The solver assumes automatic selection of any number of analogues of object of evaluation, determining the most suitable of them and applying a set of correction factors for the pricing criteria for determining the likely value of the object of study.

The export data. With the aim of applications outside interface of the GIS analytical information and forms for printing, the system provides for the implementation of the export function information. The export can be in the form of files in formats convenient for the user who has concluded the corresponding contract with the developer of geographic information system.

Because I didn't have enough experience in the use of specialized geographic information systems, the company "UVECON" and conducts public presentations GIS "UVECON", which introduces a wide range of professionals with the principles of geographic information systems.
