"Appraiser's calculator" and its tools. The comparison criterion"Type of house".

Dear colleagues, dear friends!

In continuation of the series of publications about the functionality of the interactive tool "Calculator estimator", we want to tell about the peculiarities of application of such a pricing criterion as "home".

The comparison criterion" Type at home" assigns the building in which the object of evaluation or equivalent, to a specific series, categories, and time development. The diversity of types of housing in the real estate market of Ukraine, including battering buildings of the Soviet era and the variety of design decisions of the modern period, sometimes does not allow the expert to correctly identify the type of an apartment house. The real estate market of Ukraine presents a huge number of diverse housing. The range of times the structure extends from pre-revolutionary housing to modern buildings.

With the aim of unification and systematization of the accumulated information in the database geographic information system applied the classifier of apartment houses developed by specialists of a group of companies “UVECON”.

To help identify the type of home for his outward signs, features, etc. it is possible, using the Directory of GIS information: "Types of houses".

User-selected field value "Type at home" is one of the main criteria of comparison, which takes part in the work of search algorithm and selection of analogs for evaluation of the object.

Also, the parameter "Type of home" takes part in the procedure of adjustments of the cost of similar facilities on the appropriate coefficients, is used for correct comparison of the estimated object with the selected objects of comparison. The size correction coefficient for the criterion "Type of house" and each of the other pricing factor, may be selected by the user or by the application of appropriate coefficients GIS "UVECON".

Calculation of values of coefficients of adjustments to GIS "UVECON" for the test "Type at home" was carried out using the statistical model covers the accumulated geographic information system, data on price parameters for the different criterion of "house Type" but like most other pricing factors and geographic location of real estate.

For representative sampling, the calculation of the coefficients for the pricing criterion "Type of home" performed on the array data on price parameters of 16 183 such objects of real estate located in all regions of Ukraine.

The end result was the matrix reflects the ratio of the average values of the cost between the properties is similar for most of the criteria except the "house Type". In this case, the maximum value of the correction factor as 1.09.2018 year is the value of 28% reflecting the ratio of the average cost of apartments with similar square located on similar floors in the homes of the "Khrushchev" and "Construction 2011" with similar wall material, with a similar geographic location (within one of the pricing zones") and so on. The smallest size of the adjustment coefficient was set to 3%, which has been established between the types of "Development from 2001 to 2010" and "Building 2011".
